Number of Homes Under Contract (Pending) 10/1/16: 557 (DOWN 18 from 575 9/1/16)
Number of Homes SOLD in SEPTEMBER: 271 vs 341 last month (as of September 1 DOWN 70)
Average Sales Price: $243,644 vs. August’s $242,662
Average Cumulative Days on Market for SOLD homes: 54 vs 47 in August
Median Sales Price: $206,000 vs. August’s $204,000
Median Cumulative Days on Market for SOLD homes: 25 vs. 19
Minimum Price Sold: $12,500
Maximum Price Sold: $840,000
What are the key takeaways?
- As it turned out, a “normal” month for this time of year. Dropping as expected were the number of homes for sale, under contract and the number sold. Prices remained stable.
- Time to sell was only slightly longer.
- Only 12 homes sold for $500k or more last month.
- Distressed (short sales and foreclosures) sales remain a fairly small segment of Warren County homes for sale. Of the 864 homes for sale are 20 foreclosed homes and 10 short sales. Of the 271 homes sold in September, 17 were foreclosures and 4 were a short sale.
