Number of Homes For Sale 7/1/15: 1066 (UP 19 from 1047 6/1/15)
Number of Homes Under Contract (Pending) 7/1/15: 564 (DOWN 50 from 614 6/1/15)
Number of Homes SOLD in June: 372 vs 322 last month (as of June 1) UP 50
Average Sales Price: $265,370 vs. May’s $239,567
Average Cumulative Days on Market for SOLD homes: 67 vs 77 in May
Median Sales Price: $219,950 vs. May’s $194,950
Median Cumulative Days on Market for SOLD homes: 20 vs. 26
Minimum Price Sold: $29,300
Maximum Price Sold: $1,500,000
What are the key takeaways?
- The market is HOT! Most stats pushed in a POSITIVE direction (especially if you’re a seller!). Prices are higher, time to sell is less, and the number of homes sold is the highest of the year. What is needed? MORE homes for buyers to choose from.
- And as you can tell, there’s a HUGE difference within Warren County when you look at the range from the lowest price home sold to the highest price home sold!
- Distressed (short sales and foreclosures) continue to be a fairly small segment of Warren County homes for sale. Currently the 1066 homes for sale include 29 foreclosed homes and 15 short sales. Of the 372 homes sold in June, 17 were foreclosures and none were short sales.
