Number of Homes Under Contract (Pending) 11/2/16: 488 (DOWN 69 from 557 10/1/16)
Number of Homes SOLD in OCTOBER: 298 vs 271 last month (as of October 1 DOWN 27)
Average Sales Price: $257,799 vs. September’s $243,644
Average Cumulative Days on Market for SOLD homes: 65 vs 54 in September
Median Sales Price: $228,950 vs. September’s $206,000
Median Cumulative Days on Market for SOLD homes: 34 vs. 25
Minimum Price Sold: $15,000
Maximum Price Sold: $1,260000
What are the key takeaways?
- Overall a pretty good month. Prices up as was the number of homes sold. The main decrease was homes under contract and how long it takes to get a home under contract.
- Only 16 homes sold for $500k or more last month.
- Distressed (short sales and foreclosures) continue to be a fairly small segment of Warren County homes for sale. Currently the 825 homes for sale include 22 foreclosed homes and 7 short sales. Of the 298 homes sold in October, 12 were foreclosures and 1 was a short sale.
